About Landlord Safety Inspections The inspections themselves focus on testing electrical systems and any appliances that a landlord has provided to ensure that they are safe. This is broken down into 2 different parts – an EICR and PAT. An Electrical Installation Condition Report (EICR), once known as a PIR (Periodic Inspection Report), will assess the overall safety of fittings, fixtures and installations. PAT or Portable Appliance Testing will be carried out on appliances that you’ve put in the property that can be moved (i.e. are portable).
Once all checks have been completed, an EICR document will be presented which will highlight any issues that need to be resolved. These are broken down into several classification codes, including C1 for danger present, C2 for potential danger, and F1 for further investigation required. If work needs to be done to fix problems as part of landlord safety inspections, then this will be confirmed with a Minor Electrical Installation Works Certificate.
